We do have two small restrictions:
-  The subject property must be a primary residence
-  You must purchase a replacement property of equal or greater sales price at the same time and as part of the process.

The reasons for these small restrictions are easy. First, real estate investors often 'flip' properties. This has nothing to do with dissatisfaction, only profit. We work with many real estate investors, we often encourage real estate as part of any investment  portfolio. But, 'flipping' a property is a business decision.

Secondly, Northern Virginia is part of the In the Washington DC Metro Area. Within  20 miles we have our Nations Capitol, the base of the U.S. Federal Government and  numerous Military Bases and Installations. Federal employees and military personnel are moving into and out of the local area on a regular basis. If someone should suddenly accept a job related transfer out of the area, the owners sudden dissatisfaction is not with the home, it's due to their upcoming transfer. We still want to help our friends and clients but in this case, this offer would not apply.
